Common questions
What fire safety does an Airbnb in Victoria need?
By law, a house needs working smoke alarms that meet AS 3786. Victoria doesn't yet require extinguishers, blankets or evacuation diagrams in a short-stay house. NSW requires evacuation diagrams in every short-stay, and an extinguisher and fire blanket in apartments, and guests notice. Our host package sets your property up to the NSW short-stay standard.
How often should smoke alarms be replaced?
Test them every month and replace each alarm about every ten years. The expiry date is printed under the battery.
Do rental properties need annual smoke alarm checks?
Yes. Since November 2025, every Victorian rental must have its smoke alarms tested at least once every 12 months.
What's the difference between passive, wet and dry fire protection?
Passive protection is built into the building to stop fire and smoke spreading: fire doors, fire-rated walls and sealed penetrations. Wet systems use water, such as sprinklers, fire hydrants and hose reels. Dry protection covers equipment that doesn't need a water supply, such as extinguishers, fire blankets, exit and emergency lighting and alarms.
How often does business fire equipment need testing?
Australian Standard AS 1851 sets the routine service intervals. Most equipment is checked every six months, some systems monthly, with a yearly inspection. We keep the tags, logbooks and records up to date so your annual essential safety measures report is ready.
